A contract between you and the owners will come into existence when we receive payment and accept your booking by issuing a confirmation of booking for the holiday dates shown in the portal. The contract binds you & all the members of your party (guests). It is your responsibility to ensure that all members of your party accept the terms of the contract set out in these terms & conditions of booking. Failure to disclose all relevant information or comply with these terms may lead to termination of the contract & loss of the booking.
The number of persons using the property at any time must not exceed twelve (12) (plus one baby using a cot). The maximum number of guests includes those staying at the property and any day/evening visitors. We reserve the right to terminate the booking without notice and without refund in case of a breach of this condition.
Any booking is for exclusive use of the property, up to the maximum occupancy given above.
A non-refundable deposit of 25% of the holiday price due is payable at the time of booking. Bookings made less than forty-five days before your arrival date must be accompanied by the full amount of the holiday charge. A full break-down of the costs will be provided at the time of booking.
The balance must be paid so as to arrive no later than forty-five (45) days before the commencement of your holiday. If the balance is not received by the due date, then your holiday will be treated as a cancellation.
Guests are responsible for any damage that occurs during their stay, up to a maximum of £500 (£300 for "3-bedroom Portion"). This damage deposit will not be payable in advance, but you will be liable for sums up to this amount in the event of damage. Any payment for damage will be claimed within fourteen (14) days of check out, and the money will be taken from the card that you made your payments with.
All cancellations must be immediately notified to the owners. Payments made are non-refundable.
We strongly advise that you take out comprehensive travel insurance. If you choose not to then you accept responsibility for any loss that you may incur due to your cancellation.
Your booking will not be cancelled by the owners except in exceptional circumstances. Notification will be given of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.
Parking is limited to a maximum of five (5) cars within the grounds of the property. No parking is permitted on the road leading to the property.
Under no circumstance is the property to be re-let or sublet, even free of charge.
The primary renter must be aged twenty-five years or older.
We (the owners) reserve the right to refuse a booking without giving any reason.
We or our representative reserve the right to enter the property at any time to undertake essential maintenance or for inspection purposes.
Bookings normally commence at 4 pm unless otherwise agreed and guests are required to vacate the property by 10 am on the day of departure. This allows the accommodation to be thoroughly cleaned and prepared for incoming guests. (Please note, prior to departing you should empty bins, clean dirty dishes, remove provisions from the fridge, freezer and kitchen cupboards, dispose of refuse in the appropriate outside bins/recycling facilities, etc.).
Smoking anywhere on the premises will result in immediate termination of occupancy and forfeiture of all payments. This must be strictly adhered to and any damage or extra cleaning caused by smoking will be at the expense of you.
Damage deposit – in making a booking you accept responsibility for any theft, breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.
Damage to property – please treat the facilities & accommodation with due care so that other guests may continue to enjoy them. If you notice damage in your accommodation, please let us know immediately so that we can take the appropriate action. If there have been any breakages during your stay, we would be grateful if you could replace them or advise us before you leave. The accommodation will be inspected at the end of the holiday & you may be charged for any loss or damage found.
Remind fellow guests to lock the doors and close the windows when they leave your property unoccupied.
All rubbish must be disposed of in appropriate rubbish and recycling bins and made available for collection. Any rubbish put in the general (black) bin must be contained within bin bags.
We are sorry, but we do not allow pets to stay at the property.
The property is on a septic pump system. The septic pump system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No sanitary products, nappies or wet-wipes should be flushed at any-time. If it is found that products other than toilet paper have been flushed and clog the sewage system, you could be charged damages.
The contents of the accommodation must be left in situ as it was in at arrival.
The owners reserve the right to make a charge to cover additional cleaning costs or rearranging the contents of the accommodation if moved or if the client leaves the property in an unacceptable condition.
Please note that in the event that any keys issued are not returned at the end of your stay, then the cost of replacement will be charged to you.
The internet connection is available (at no extra cost) subject to technical availability.
The owners shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building, grounds or pool.
The swimming pool is available for your use, and will be heated, from the start of May to the end of September. It is possible, by request, to heat the pool in April or October but this will involve an additional charge and you should contact us for more information. The swimming pool is not available outside these dates. At all times of year, even when the pool is not in use, all guests must abide by the safety rules:
We reserve the right to terminate a holiday without compensation where you/guests permit or suffer to be done in or on the Property any act or thing which may be a nuisance damage or annoyance to the owners or to the occupiers of the neighbouring premises, or which may void any insurance of the Property or cause the premiums to increase.
The property is in a residential area and guests must be considerate to our neighbours by ensuring that they keep noise to a minimum, particularly outside the house. Our quiet hours are 10pm to 8am.
The property must not be used for any illegal or immoral purpose, including but not limited to the possession of illegal drugs, or other illegal items on the premises.
We reserve the right to terminate a holiday without compensation where the unreasonable behaviour of the persons on the booking (or their guests) may impair the enjoyment, comfort or health of others.
Any problem or complaint which you may have concerning your holiday must be immediately reported directly to us/our representatives and we will endeavour to put matters right. Any complaints not reported to us/the property manager at the time and only reported after you have returned from holiday will not be considered by the proprietors.
We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
This property is privately owned and is our home. We expect all guests to enjoy the facilities and treat the property with respect.
To ensure safety of our cleaning and laundry staff, we require guests at the end of their stay to strip their own beds, placing pillowcases, sheets, duvet covers and towels into bags. Bags and instructions will be provided.
No guest should travel to Cedar Lodge if they have symptoms of coronavirus infection, or if they have been told to self-isolate by the government track-and-trace procedures.
If a guest develops coronavirus infection while on holiday at Cedar Lodge, they must inform the owners.
All bookings at Cedar Lodge must conform with laws put in place by the Welsh Government, and guests should be aware that these might differ from those applicable in the rest of the UK. In addition, guests may be subject to further travel restrictions that arise from their local area or country of residence.
Guests themselves must be responsible for any laws that pertain to them, whether locally within Wales or from their own areas of residence.
Should your trip to Cedar Lodge be prevented by a government lockdown, to either the area of Cedar Lodge or your own area forbidding you from leaving (the area of the person booking), you will receive a full refund of any monies paid (minus the administration fee).
We strongly advise that you take out your own travel insurance for any other reason to cancel, including COVID related. Please note that we do not provide refunds if guests cannot travel because of COVID-related illness or the requirement to self-isolate.
If we are forced to close Cedar Lodge to guests during the period of any booking, we will cancel that holiday and provide a full refund, minus the administration fee.
Any decision to cancel will be made by the property owners and we will seek to communicate this to guests at least 2 weeks prior to check-in.
Laws that are particular to the specific circumstances of the guests remain their own responsibility. These include requirement of any guests to self-isolate, either because of illness or as a result of track and trace.
As is the case for all laws, we expect guests to abide by these and rental of the property is contingent on their doing so.
We will terminate without notice and without refund the booking of any party of guests who breach the applicable coronavirus regulations.
